Methodology and Property Selection Process
Property selection methodology combines extensive research, insight, vast experience and applied property economics. Macro and Micro indicators are measured and rated with a comprehensive 7 layer 70 point filter called the Lifetime Realty Index (LRI) .
70 Micro ‘filters’ are applied to each of the 7 Layers (10 Filters per Layer) giving an overall percentage rating. The higher the percentage the higher the rated property.

Ten Point Filter Example
Each of the 7 layers has a further 10 point filter, which is measured and rated providing an overall percentage rating. Each of the 10-point filters is measured from statistics, comparables, consultation and site visitation.
Additionally, the research team spends hours on the ground surveying infrastructure changes and overall development progress.
The Acquisitions team conducts frequent site inspections on potential sites and development meetings with builders and town planners.
Local real estate agencies and property managers are consulted regularly for the latest trends and information on area, market movements and related data and information.
Any new Developments are thoroughly assessed from top to bottom from a financial, quality and ability perspective before admittance onto the recommended opportunity list.
Statistical research, data, trends, market analysis and forecasting is collated from the broadest possible cross section of Government, regulatory and leading private industry bodies such as RP Data, The Australian Financial Review, Bis Shrapnel, Housing Industry of Australia (HIA), Residex along with other private real estate research firms.
